How it works…
Our process is simple: You choose a marketing package and tell us your desired land specifications (county / counties and acreage range) and we find owners of land who are interested in selling to you.
Our team of professional cold-callers calls thousands of owners who meet your criteria. As we make contact with owners, we inquire about their willingness to sell and we ask a series of questions designed to gather as much key information about the property as possible, so that we can qualify or disqualify the owner as a lead. If the lead is qualified, we’ll send it over to you.
Once you have the qualified warm leads, you will work through the sections of the land purchasing guide. We outline different ways to navigate each step, highlighting various services to use, as well as using free county resources available online. Did you know that buying land used to be as simple as buying a car from your buddy down the street? An owner and buyer would have an attorney draft a deed, exchange money, and then sign and record the deed. Then about a 100 years ago the real estate agent profession was born. As America expanded, realtors helped buyers and sellers navigate the process of selling land. For many decades, they provided important information and local expertise that would have been otherwise unavailable to buyers.
With the rapid evolution of the internet, digital records, and now artificial intelligence, the value that realtors bring has rapidly diminished. Tens of thousands of Americans buy land every year now with little to zero realtor involvement. Although closing attorneys still play an important role in real estate transactions, many Americans are realizing that by cutting out the middleman, both sides can save a lot of money. Off-market land deals generally sell for 10 - 30% less than land listed on the MLS. Land investors and flippers have been using this same direct-to-seller cold call approach to find amazing deals. Why shouldn’t you, the end-buyer, not use the same method to cash-in on big savings? Aside from that, the average listing commission that real estate brokers charge land owners is 8-12%. Additionally, most realtors want owners to spend thousands of dollars cleaning up properties to make them marketable (clearing brush, grading driveways, etc..). Finding a bank that will finance the purchase of vacant land can be very difficult, most banks will only finance land with a construction loan, which means you have to be ready to build. Those few banks that do loan on vacant land charge extremely high interest rates. But what if you’ve found your dream land but you won’t be able to build for a few years? Here’s where Seller Financing becomes a great option. Essentially the owner becomes the bank. You negotiate a down payment and a payment plan to purchase the land. Although all owners won’t be open to this, many are and it can be a great way to buy your dream piece of land at an affordable price even if you aren’t quite ready to build yet.

A closing attorney or title company is always going to be involved in your purchase, so you can be sure that your paperwork is done correctly and you are protected in the transaction.
