There are a few incentives for buying land off-market. For one, you tend to have more options. You aren’t constrained to land that is available on the MLS. Secondly, you are positioning yourself to get a better deal on your land purchase. Off-market land generally sells for 10 - 30% less than property on the MLS. Additionally, many sellers are open to seller-financing. This is a big deal for many buyers; lower cost (and barriers) to entry.
-
Aside from paying cash, there are three standard options. Traditional financing through a bank, USDA loans, and seller-finance. We cover these in the Land Purchasing Guide.
